One of the fastest-growing quick-lube brands, in a very small building, and how to tell a strong guarantor and rent from a weak one, from a NNN buyer’s broker with 225+ transactions.
A Take 5 NNN property is a small drive-thru oil change building, often only about 1,100 to 1,200 square feet on less than half an acre, where customers stay in their cars over a shallow service pit. New leases typically run 15 years, absolute NNN, with 10% rent increases every five years. Take 5 is owned by Driven Brands (NASDAQ: DRVN) of Charlotte, North Carolina, and has grown to about 1,420 locations, roughly 60% company-operated, with same-store sales growth for 24 straight quarters.
The guarantor varies: some leases carry a Driven Brands corporate guarantee, others are backed by a franchisee. Driven Brands is not rated, and in February 2026 it disclosed accounting errors in earlier financial statements, so the strength of whoever guarantees your lease deserves a close look. Because the building is so small, rent per square foot is high, which makes the land and the rent level key on a 1031 exchange. Solid Investments FL helps buyers vet both, and our buyer representation is always free to you.

Some Take 5 leases are guaranteed by Driven Brands, others only by a franchisee. A corporate guarantee is worth paying more for. Read exactly who signs and guarantees the lease.
Some Take 5 deals are ground leases, where you own the land and the tenant owns the building. The main drawback is that you can’t depreciate the building. The upsides: the tenant paid to build the store, so it has a strong vested interest in staying; ground rents are typically at or below market; and in most ground leases the building reverts to you when the tenant vacates or the lease ends (verify it in your lease). That’s why ground leases usually trade at lower cap rates.
Driven Brands is not rated and restated earlier financial statements in 2026. Franchisee guarantors can be thinly capitalized. Ask for financials and unit counts.
On a 1,100-SF building, rent per square foot is very high. If Take 5 ever left, most of the value would be in the land, so compare the rent to what the site could earn from another pad user.
A pit-style oil change building is best suited to another quick-lube operator. Strong locations on busy roads keep that option open.
Oil and fluids mean environmental exposure. Get a Phase I environmental report and check the lease’s environmental clauses.
Electric vehicles don’t need oil changes. Adoption is gradual, but a long lease and good real estate are your protection.

As of 2026, Take 5 NNN properties generally trade around 5.25% to 6.0% cap rates. Leases with a Driven Brands corporate guarantee trade at the lower end; franchisee-guaranteed leases trade higher.
Both are common. About 60% of Take 5 locations are company-operated, and some leases carry a Driven Brands corporate guarantee while others are backed only by a franchisee. Always confirm exactly who guarantees the lease.
Driven Brands does not have a corporate credit rating. Its securitization notes are rated BBB- by S&P. In February 2026 it disclosed errors in earlier financial statements and restated them.
A Take 5 building is often only about 1,100 to 1,200 square feet, so rent per square foot is very high. If the tenant ever left, most of the value would be in the land and its appeal to another quick-lube or pad user.
If you buy it fee simple, yes: you own the building and site improvements, which can be depreciated, and a cost segregation study can accelerate part of that. With a ground lease you own only the land. Confirm with your CPA.
