What Is a NNN Buyer’s Broker?

A NNN buyer’s broker represents the buyer in the purchase of a single-tenant net lease property, such as a 7-Eleven, Wawa, Dollar General or McDonald’s. The listing broker on a NNN property works for the seller. A buyer’s broker works only for you: finding properties that fit your goals, underwriting the tenant, lease and real estate, advising on price and negotiating on your behalf through closing.

In most NNN sales, the seller pays the brokerage commission, and the listing broker shares it with the buyer’s broker. So for most buyers, having their own representation costs nothing. That matters even more on a 1031 exchange, where strict deadlines leave little room for a bad purchase.

How does a NNN buyer's broker get paid?

In most NNN sales, the seller pays a brokerage commission at closing, and the listing broker shares that commission with the buyer's broker. That means the buyer typically pays nothing for buyer representation.

Does using a buyer's broker make the property cost more?

Generally, no. The commission is typically set in the seller's listing agreement before you ever see the property, and it is paid by the seller whether or not the buyer has a broker. Having your own broker usually does not change the price; it changes who is looking out for you.

Can't I just call the listing broker directly?

You can, but the listing broker's job is to get the best price and terms for the seller. A buyer's broker works only for you, gives you an independent view of pricing and risk, and brings properties you would not see by calling one listing broker at a time.

Can a buyer's broker help with a 1031 exchange?

Yes. A 1031 exchange gives you 45 days to identify replacement properties and 180 days to close. We line up suitable NNN properties before and during your identification period, help you choose backups, and keep due diligence and closing moving on schedule. We work alongside your qualified intermediary and CPA, who handle the tax and exchange documents.
