America’s best-known pancake brand, with sales growing again, and how to read who really stands behind the lease, from a NNN buyer’s broker with 225+ transactions.
An IHOP NNN property is a freestanding family-dining restaurant, often about 4,000 to 5,000 square feet, leased on a long-term NNN lease. IHOP is owned by Dine Brands Global (NYSE: DIN), also the parent of Applebee’s, based in Pasadena, California. There are about 1,800 IHOPs, and nearly all are run by franchisees. IHOP’s U.S. same-store sales rose 1.5% in Q2 2026, its third straight quarter ahead of the industry.
IHOP leases come in two main types. Under IHOP’s older model, an IHOP entity leased the site, often for 20 to 25 years, and subleased it to the franchisee; Dine still leases or subleases sites to more than 500 franchised IHOPs. Other leases are signed directly by a franchisee. Knowing which one you’re buying is the key question on any IHOP 1031 exchange purchase. Solid Investments FL helps buyers sort it out, and our buyer representation is always free to you.

| Recent U.S. performance | Same-store sales up 1.5% in Q2 2026; net 11 fewer restaurants in the first half of 2026 |

Find out whether the tenant is an IHOP entity or a franchisee. If IHOP leases the site and subleases it to a franchisee, read both and confirm who owes you rent.
On franchisee leases, check how many units back the guarantee. Franchisees often hold restaurants in separate subsidiaries, so a large operator’s lease may be guaranteed by an entity with only a few stores.
Many IHOP leases were signed decades ago. Check the remaining term and options; a short term changes both the price and the risk.
Ask for store-level sales. Rent at 6%–8% of sales is healthy, below 6% is very strong, and around 10% is close to break-even.
Compare the rent per square foot to nearby restaurant leases. Rent at or below market makes a 4,000–5,000 SF building easier to re-lease.
IHOP is closing some weaker stores while opening dual-branded IHOP/Applebee’s restaurants. Ask whether your store has been considered for a conversion or closure.

As of 2026, IHOP NNN properties generally trade around 5.5% to 6.5% cap rates. Leases signed by an IHOP entity, long remaining terms and strong stores trade at the lower end, while short terms and smaller franchisees trade higher.
Then you own the land and the tenant owns the building. The main drawback is that you can't depreciate the building. The upsides: the tenant paid to build the store, so it has a strong vested interest in staying; ground rents are typically at or below market; and in most ground leases the building reverts to the landowner when the tenant vacates or the lease ends (verify it in your lease). That's why ground leases usually trade at lower cap rates.
IHOP is owned by Dine Brands Global (NYSE: DIN), based in Pasadena, California, which also owns Applebee's. Nearly all of the roughly 1,800 IHOP restaurants are run by franchisees.
It can be either. Under IHOP's older model, an IHOP entity leased the site, often for 20 to 25 years, and subleased it to the franchisee. Other leases are signed directly by a franchisee. Always confirm exactly who signs and who guarantees the lease.
IHOP's U.S. same-store sales rose 1.5% in Q2 2026, its third straight quarter ahead of the industry. The system still closed slightly more restaurants than it opened in the first half of 2026, while adding dual-branded IHOP and Applebee's locations.
Confirm the tenant entity and any guarantee, check the remaining lease term, and compare rent to store sales: rent at 6% to 8% of sales is healthy, below 6% is very strong, and around 10% is close to break-even. On franchisee leases, check how many units back the guarantee, and compare rent per square foot to the local market.
