A West Coast Mexican quick-service brand under new ownership, and how to judge the guarantee and the store, from a NNN buyer’s broker with 225+ transactions.
A Del Taco NNN property is a freestanding quick-service restaurant with a drive-thru, often only about 2,000+ square feet, leased on a long-term absolute NNN lease. Leases are backed either by Del Taco corporate (Del Taco LLC) or by a franchise operator. In December 2025, Jack in the Box sold Del Taco to Yadav Enterprises, a large private restaurant franchisee, for about $119 million. Jack in the Box had paid $585 million for the chain in 2022. Yadav is also part of the group that took Denny’s private in 2026.
Del Taco had 585 restaurants at the end of Q3 2025, 132 company-owned and 453 franchised. Same-store sales fell 2.6% that quarter, and the brand left Georgia entirely in February 2026 after a large franchisee went bankrupt. California stores and corporate leases have historically drawn the strongest pricing. On any Del Taco 1031 exchange, the guarantor and the store’s market drive value. A lease guaranteed by Del Taco LLC is backed by the brand, which is now owned by a private franchisee group instead of a public company. A franchisee lease is only as strong as the operator.
On a franchisee lease, confirm how many units actually back the lease. Operators often hold stores in separate subsidiaries.
Del Taco is strongest in California and the West. Stores outside its core markets have seen closures, including a full exit from Georgia in 2026.
With same-store sales down, make sure your store is a keeper. Rent at 6%–8% of sales is healthy, below 6% is very strong, and around 10% is close to break-even.
Compare the rent per square foot to nearby restaurant rents. Rent at or below market makes the site easier to re-lease.
Corner or outparcel sites with strong traffic and good drive-thru stacking hold value for other quick-service users, whoever the tenant is.

As of 2026, Del Taco NNN properties generally trade around 5% to 7% cap rates. Corporate-guaranteed stores in California trade at the low end, while franchisee stores outside core markets trade higher.
Then you own the land and the tenant owns the building. The main drawback is that you can't depreciate the building. The upsides: the tenant paid to build the store, so it has a strong vested interest in staying; ground rents are typically at or below market; and in most ground leases the building reverts to the landowner when the tenant vacates or the lease ends (verify it in your lease). That's why ground leases usually trade at lower cap rates.

Start with how many restaurants actually back the guarantee. Next, compare rent to store sales: rent at 6% to 8% of sales is healthy, below 6% is very strong, and around 10% is close to break-even. Finally, check rent per square foot against the local market.
