Small double drive-thru sites at low price points, and how to judge the operator and the land, from a NNN buyer’s broker with 225+ transactions.
A Checkers or Rally’s NNN property is a very small double drive-thru restaurant, often under 1,000 square feet with walk-up windows and no dining room, on a small lot. Many trade as ground leases with rent increases every five years, at some of the lowest price points in NNN. The two brands are run by the same company, Checkers Drive-In Restaurants, based in Tampa, Florida. Since a 2023 recapitalization, it has been majority-owned by its former lenders (Arbour Lane, Garnett Station Partners and Guggenheim), which cut its debt from $300 million to $75 million.
The chain has been getting smaller: it entered 2026 with 453 Checkers and 266 Rally’s, after a net loss of 63 Checkers and 28 Rally’s from 2023 through 2025. The company is now remodeling drive-thrus, rolling out a smaller, cheaper prototype and pushing value meals. With small buildings and franchisee guarantees, the land and the operator are the heart of any Checkers 1031 exchange. Most Checkers and Rally’s leases are guaranteed by a franchisee. Read exactly who signs the lease and who guarantees it, including any personal guarantee.
Confirm how many units actually back the lease. Some operators are small, and larger ones often hold stores in separate subsidiaries.
With the chain shrinking, make sure your store is a keeper. Rent at 6%–8% of sales is healthy, below 6% is very strong, and around 10% is close to break-even.
On a ground lease with a tiny building, the land is most of the value. Check what the site would be worth to another drive-thru, coffee or quick-service user.
Compare the ground rent to what similar pad sites lease for nearby. Rent at or below market gives you room to re-lease if the operator ever leaves.
The company is remodeling older drive-thrus. Ask whether your store has been remodeled or is scheduled for one, and who pays.

As of 2026, Checkers and Rally's NNN properties generally trade around 6% to 7.5% cap rates. Strong operators, long remaining terms and good real estate trade at the lower end.
Then you own the land and the tenant owns the building. The main drawback is that you can't depreciate the building. The upsides: the tenant paid to build the store, so it has a strong vested interest in staying; ground rents are typically at or below market; and in most ground leases the building reverts to the landowner when the tenant vacates or the lease ends (verify it in your lease). That's why ground leases usually trade at lower cap rates.

Usually franchisee, though some corporate leases trade. Always confirm exactly who signs the lease and how many units back the guarantee.
Start with how many restaurants actually back the guarantee. Next, compare rent to store sales: rent at 6% to 8% of sales is healthy, below 6% is very strong, and around 10% is close to break-even. Finally, check the ground rent against nearby pad sites and the value of the land to other users.
